What building types are approved for construction?
Framed homes, modulars, pre-fabricated homes are all approved style construction. Single wides are NOT allowed.
What approvals do I need before beginning construction on my lot?
Before construction begins, any plan for construction of home, garage, carport, out buildings, fence, or such are to be approved by the architectural committee.
Are pets allowed?
Household pets are not to exceed three (3) in number without prior approval.
Can I bring my horse?
Yes, certain phases allow horses. Ask us about which phases and the guide lines.
Can I have a beef cow for my own use?
Yes, this is possible in certain phases. Ask for details.
Can I have a garden?
Yes, you can have a garden on your own land.
Where does my water come from?
The water system is owned and operated by the Homeowners Association. The well is an approved DNR commercial well, It is 705 ft.
How will I be billed for my water usage?
Each lot’s water usage will be billed approximately $12.00 per 3000 gallons on a monthly basis.
Are there any Homeowners Association, maintenance, or related fees?
Yes, the yearly maintenance fee is $225.00 for Phase I ,(other phases will vary between $225 and $270 per year depending on lot size and location). This is to cover maintenance of common areas, including electric for street lamps. Roads are the responsibility of Taney County, including maintenance and snow removal.
Is 911 available?
Yes, Taney county does have 911 services for your peace of mind. This is most helpful in an emergency situation. Central Taney county’s facility just minutes away, helps reduce your homeowner’s insurance rates as well.
Can I have a boat, R.V. or other such recreational vehicles parked at my home?
Yes, R.V’s, boats and such are allowed but are to be behind the front line of the home.
How far is the lake from the ranch?
Some lots in the ranch actually front the lake; however, by road, the lake and Beaver Creek marina are only a short 2.5 miles away from the ranch entrance.

Cedar Shores Ranch Estates is located on the east shore of Bull Shoals Lake in Kissee Mills, Missouri. From Forsyth Missouri, east on U S highway 160 to state highway O, Then right on highway O half a mile to Lake Ranch Road Entrance for Cedar Shores Ranch Estates. At right side of entrance is a brick gray mailbox with information packets.
